On Our Watch List: Life Time Wants to Build an Athletic Club in Indian Land
Life Time and Red Ventures have asked Lancaster County to rezone about 13 acres on Charlotte Highway for a two story gym with pools and pickleball. It is only a request so far, and it needs three council votes.

Watch list: This is a proposal, not a done deal. Nothing has been approved, and a rezoning request can change, stall, or be withdrawn. We are tracking it and will update this story as it moves.
Indian Land could get a Life Time athletic club. Life Time Fitness and landowner Red Ventures have asked Lancaster County to rezone a site for the gym, HERE Rock Hill reported on Oct. 17. We have not yet been able to read the application or a hearing notice on Lancaster County's own site, so the details below come from that report and should be treated as the plan as proposed.
What is proposed
According to HERE Rock Hill:
- Where: Nearly 13 acres on Charlotte Highway (U.S. 521) at Red Ventures Drive, south of the Walmart shopping center and a short drive from the North Carolina line.
- What: A two story athletic club with about 93,000 square feet indoors and roughly 50,500 square feet of outdoor space.
- Amenities: Pools, pickleball courts, and spa facilities.
The report does not say what the land is zoned today or which district the applicants are asking for, and it does not give a case number.
Where it stands
The request needs three votes from Lancaster County Council, and HERE Rock Hill reported that the first could come this month. A first vote is an early step, not an approval. Council can approve, deny, or delay at any of the three readings, and the plan can be changed along the way.
Lancaster County's Planning Commission normally meets on the third Tuesday of each month at 6 p.m. in the Council Chambers at 101 N. Main St. in Lancaster, and the county's Planning page says rezoning requests get at least 15 days of public notice before a hearing.
Why it matters for Indian Land
Indian Land is unincorporated, so Lancaster County Council is its local government, and decisions like this one are made in Lancaster rather than by a town board. The Charlotte Highway corridor has drawn a steady stream of rezoning requests, and residents have pushed back on several of the housing proposals. A fitness club is a different kind of request: a commercial use rather than more homes, on land near existing shopping.
If it is built, it would give people in Indian Land, Fort Mill, Ballantyne, and Waxhaw another large gym option close to home. Membership pricing, a construction timeline, and an opening date have not been announced.
What we are watching for
- The rezoning case appearing on a Planning Commission or County Council agenda, with the current and requested zoning
- The council's first, second, and third reading votes
- Any change to the size or layout of the plan
- An official announcement from Life Time with timing
How to follow it
Lancaster County posts agendas and minutes on its Agendas and Minutes page. Residents who want to comment at a Planning Commission meeting can sign up through the county's Planning page, or call the Planning Department at 803-285-6005.
