If you own property in Mecklenburg County, your tax value is about to be reset. The Board of County Commissioners approved the 2027 Schedule of Values at its Oct. 6 meeting, the official manual the Office of Tax Administration will use to set every property's value for the 2027 revaluation. (Mecklenburg County, Oct. 8)

Here is what that means, what the early numbers show, and what comes next.

What a revaluation is

Revaluation is how the county updates the value of all land and buildings to current market value. For this cycle, values will reflect the market as of Jan. 1, 2027. Mecklenburg does this every four years. (Mecklenburg County Office of Tax Administration)

The county says the goal is fairness: without regular updates, some owners would pay more than their share of property tax and others would pay less. Ken Joyner, the county's director of tax administration, has said that keeping values closer to market levels reduces the chance of large, unexpected jumps. (Mecklenburg County, Sept. 2)

To set values, county staff verify each property's features, compare sales of similar properties, and account for improvements or changes. (Office of Tax Administration)

The early numbers

After an initial review of 428,506 residential and commercial parcels, the county reported:

  • A median increase of about 15% for residential property.
  • A median increase of about 30% for commercial property.

Those are medians from a first pass, not final values. Staff will keep reviewing properties through the rest of 2026, and your own number could land above or below the median. (Mecklenburg County, Sept. 2)

A higher value does not set your tax bill by itself

Your bill depends on two things: your assessed value and the tax rates set by the county and by your city or town. Those rates are set in the spring, after the new values are known, and they apply to the new assessed values. Bills are calculated and mailed in the summer. (Mecklenburg County, Sept. 2)

So a 15% bump in value does not automatically mean a 15% bigger bill. How much your bill changes depends on the rates your local boards adopt next year. Those decisions have not been made yet.

The timeline

  • Rest of 2026: County staff continue property reviews.
  • Early 2027: New values are announced and notices are mailed to owners.
  • The months after notices: Owners can appeal their values.
  • Spring 2027: The county, Charlotte, and the towns set tax rates.
  • Summer 2027: Tax bills are calculated and mailed.

What you can do now

  • Check your property record. The county's revaluation site, Reval.MeckNC.gov, lets you look up your property. If the square footage, bedroom count, or other details are wrong, that is worth knowing before notices arrive.
  • Read the rulebook if you want the details. The full 2027 Schedule of Values explains how the county values property.
  • Ask questions. The revaluation line is 980-314-4CAO (4226). (Office of Tax Administration)

What is still unknown

Final values for individual properties, the exact date notices go out, appeal deadlines, and the 2027 tax rates have not been announced. We will follow up when the county releases them.

If you are thinking about selling or buying in the next year, a revaluation notice is not an appraisal or a sale price, but it does feed into what you will pay to own a home here. It is worth building that into your budget.
